Your clients can be directly assigned to a Zillow Home Loans (ZHL) loan officer right from FUB. Both you and the ZHL loan officer share real-time notes and status updates, so everyone’s always on the same page. No more phone tag or miscommunication. Plus, you get better visibility into your client’s financing progress, making it easier to guide them through the home-buying journey.

How it works
Step-by-step instructions
1. Confirm that your account has the Zillow 2 Way Integration enabled.
Tip: If you see Zillow Stages in FUB, it is enabled!
2. Link your Zillow Profile to FUB
Note: Each agent must complete this step in their account.
3. Go to the lead's profile & select your loan officer
Note: Zillow Home Loans loan officers can be assigned to Zillow and non-Zillow leads.
Navigate to the financing section on the left-hand side of the lead profile. Select the text in the lender field.
Loan officers will have 3 types of visibility states:
- Active – Visible and selectable
- Temporarily Unavailable – Visible but grayed out (not selectable), inline message required
- Inactive (Hidden) – Not visible in list or search
Your designated team of loan officers will automatically populate. If you choose "Transfer to your ZHL team", we will route your buyer to the next available loan officer on that team. If you're looking for a loan officer who's not on your designated team, use the search bar at the top to find them by name.
Note: Zillow Home Loans loan officers’ out-of-office dates appear next to their name for informed selections.
4. Add notes
Before confirming, add notes about your client—this gives the loan officer important context, such as the type of home the client is looking for or their budget range.
5. Loan officer synced to Zillow
The chosen loan officer is automatically synced with Zillow. No need to log into the PA App to adjust the lender field.
6. Make the introduction
Finally, send an email, group text, or Smart Message introducing your client to the loan officer.
Financing status, last updated & accessing pre-approval letters
The status field shows real-time progress on the loan once the lender has been assigned. These statuses include:
- Trying to contact buyer
- Made contact with buyer
- Evaluating finances
- Pre-approved
- No longer active
- Processing loan application
- Initial disclosures sent
- Initial proceed received
- Underwriting
- Closing
- Funded
The last updated field provides insight into when the buyer most recently met the status.
Once the buyer is pre-approved, you can click Get the letter to access the latest verified pre-approval letter. The pre-approval amount and expiration date are also noted in this section. Available on FUB desktop and mobile.
See loan officer outreach and help re-engage your buyer
You can now see your Zillow Home Loans loan officer's outreach to a buyer—including when a buyer hasn't responded—and send a pre-written message asking the buyer to reconnect. Once the buyer connects with their loan officer, you can also see whether the buyer has started their loan application and how far along they are.
This gives you visibility into financing between updates, so you can step in at the moments that keep a deal moving.
Troubleshooting
To transfer to ZHL through FUB, the contact needs to have a last name and the property inquiry address must have a state (the property address cannot be manually updated). If there is no state in the property inquiry address, we use the address from the Company page (Admin > Company) as a fallback. If there isn't an address listed in the inquiry address or in the company settings, an error will appear when transferring to ZHL.
