The advanced lead flow screen is a great place to route your leads within Follow Up Boss based on particular criteria. Here are some examples of what you can do with advanced lead flow rules:
- Send leads over $500,000 to Agent Bob
- Send leads in zip code 28105 to Agent Jill
- Send leads for a listing with MLS number 3201391 to Agent Sally
- Send leads with no phone number to Broker Jack and run a particular action plan.
- Send leads with specific tag "Downer's Grove" to Team A.
- ...just to name a few.

Routing Leads by Tag or Zip Code
This video covers:
- Routing a single tag or zip code to an agent or group.
- Routing multiple zip codes or "zones" to an agent or group.
- Using custom tags for automatic routing.
Note: We utilize tags that are automatically sent to Follow Up Boss upon registration or event. Some sources send basic tags like zip code, while custom API integrations or forms can send any variety of tags.
Routing Leads by Price

- Routing leads over a certain amount to a specific agent.
- Creating price ranges for automatic distribution to an agent or group.

Routing Leads by MLS Number

Note: We use the MLS number sent to us by the lead provider. Systems like Zillow, Realtor, and Trulia send MLS numbers the most consistently. Your website provider may need to do a custom integration to have FUB access the MLS number.
Routing Leads by State, City and Zipcode
From the advanced lead flow screen choose either City, State or Zip for the dropdown and define the condition values. They will be matched in the following priority of available lead data.
- City, State, or ZIP Code info (based on rule) is found in Property data (e.g. when a new lead comes in with a Property Inquiry)
- If City, State, or ZIP Code info (based on rule) is not available in Property data, we look at Lead Addresses data
- If City, State, or ZIP Code info (based on rule) is not available in Property or Addresses data, we will look for it in Tags data
Advanced Lead Flow Example
The above screenshot shows an example of an advanced lead flow rule for buyer leads coming from BestHomes.com.
In this example, if the lead has a tag for zip code 98001, 98002 or 98003 AND is looking at a property over $250k, this lead will be assigned to Anthony.
If the lead does not match this criteria, the next rule will be checked, finally falling back to the Default Rule, where the lead will be assigned to Tom.
Combining Rules
You can add several rules and have several conditions within each rule. This makes for powerful and flexible combinations for assignment and action plans.
Note that the rules will be processed from top to bottom and each rule can either check ALL conditions or ANY conditions to match the rule.
