Send an automated Real-Time Touring (RTT) intro message via Zillow Messages to new RTT leads as they enter your account via the Lead Flow. You can customize the RTT intro message template to make it more personal and increase engagement.
How to find advanced lead flow rules
1. Go to Admin > Lead Flow.
2. Click Advanced Settings under the desired lead source.
3. You will be directed to the advanced lead flow rules.
How to set up advanced lead flow rules
1. Choose any or all
Each rule begins with the statement, "Leads who meet all/any of these conditions." Choose one to get started.
All: Lead meets all the conditions listed.
Any: Lead meets one or more of the conditions listed.
2. Add a condition
A. Choose the desired condition.
B. Define the condition.
C. Add specifics.
3. Set rule distribution + lender + action plan
Distribution: Choose a specific agent or group.
Lender: Choose a specific agent.
Automation: Select the desired automation.
4. Complete steps 1-3 until all rules are created
This is optional, as you can have one or many rules per lead source.
5. Add initial message
- Select + Add Initial Message.
- Click the dropdown to select Zillow Message.
- Select Templates.
- Click Zillow Messages.
- Select RTT Intro Message (Zillow).
- Edit the template as needed. Delay the message for the preferred number of minutes.
6. Complete the default rule
If a lead doesn't meet any of the rules, they will be assigned by the default rule.
Distribution: Choose a specific agent or group.
Lender: Choose a specific lender.
Automation: Select the desired automation.
+ Add Initial Message: Send a generic RTT intro message via Zillow Messages.

Q: In what order are the rules processed?
- A: Rules are processed from top to bottom.

Q: What happens if a lead doesn't meet any of the rules?
- A: If a lead doesn't meet a rule, they will be distributed based on the default rule.

Q: What happens if I send an SMS or Zillow Message prior to the initial message?

A: If you send an SMS or Zillow Message to your new RTT lead before the initial message is scheduled to be sent, it will be automatically cancelled to avoid confusing the buyer.
Please note that if you call a new RTT lead before the automated message is scheduled to be sent out, it will not be cancelled. The buyer will still receive the RTT intro message.

A: Buyers will receive your message as both a push notification (if enabled) in the Zillow app and a text message, and they can respond using whichever method they prefer. If the buyer doesn't reply, follow these steps to ensure a smooth experience:
For same-day tour requests: If there’s no response within 1 hour, please call the buyer to confirm the tour.
For next-day tour requests: If there’s no response within 2 hours, send a follow-up via Zillow Messages first. If there’s still no reply, follow up with a phone call to confirm.

Q: How does lead routing with tags work?
- A: We utilize tags that are automatically sent to Follow Up Boss upon the lead being sent to Follow Up Boss. Some sources send basic tags like zip code, while custom API integrations or forms can send any variety of tags. RTT leads automatically have the tag “Zillow Property Tour.”

Q: How can FUB distribute leads based on MLS number?
- A: We use the MLS number sent to us by the lead provider. Systems like Zillow, Realtor, and Trulia send MLS numbers the most consistently. Your website provider may need to do a custom integration to have FUB access the MLS number.

Q: Where does FUB pull city, state, and ZIP code from?

A: City, State, and Zip are pulled from the lead information sent to Follow Up Boss. They will be matched in the following priority of available lead data.
- City, State, or ZIP Code info (based on the rule) is found in Property data (e.g. when a new lead comes in with a Property Inquiry)
- If City, State, or ZIP Code info (based on the rule) is not available in Property data, we look at Lead Addresses data
- If City, State, or ZIP Code info (based on the rule) is not available in Property or Addresses data, we will look for it in Tags data
